RENTAL RULES

1. Smoking is allowed outside only.

2. People other than those in the Guest party may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

3. This cabin is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

4. Keep the property and all furnishings in good order.

5. Only use appliances for their intended uses.

6. PETS are permitted but must follow the Community Rules as outlined in the Policies and Procedures.

7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate.

8. Fireplace: The fireplace is a vented wood fireplace. Due to the fact we live in a forest and fires are possible, please don't be the reason for the next forest fire and follow the instructions on lighting and extinguishing fires in the fireplace, fire pit and gas grill included in the welcome book.

9. Water and Septic: The cabin is on a well and septic systems. The well water is safe for drinking. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime.

10. Storms/Disasters: If there is a storm or other disaster such as a fire, no refunds will be given unless the state or local authorities order mandatory evacuations. The day that the authorities order a mandatory evacuation order we will refund any unused portion of rent from a guest currently registered; any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the evacuation order is lifted; and any advance rents collected or deposited for a reservation that is scheduled to arrive during the evacuation period.

No refunds will be given for inclement weather or snow storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions, unless local authorities close all access roads to the cabin.
